Paint Color Consultation

Each project is billed a flat rate which includes an initial site visit of up to 90 minutes, then a paint color schematic (diagram and spreadsheet sent via email). Additional site visits and work are billed hourly at $150/hour.

Interior paint color consultations generally include one main color plan for your home, with multiple options for perimeter rooms. All painted surfaces are considered, including ceilings, trim, cabinets, etc. Complicated or large homes and subsequent meetings with contractors may require additional hours.

Exterior paint color consultations generally include site visit with homeowners, after which I produce mock-ups of your home with three complete color schemes (typical home, 3-4 colors). Complicated schemes for additional colors and subsequent contractor visits may require additional hours.

Virtual exterior paint color consultation you email me exterior photos of your home, I send you three mock-ups of paint color schemes for your home. Good communication with contractor is key – if your painter only uses a specific brand, please advise at the outset.

Hourly rate If you have a quick problem and think it can be resolved in under an hour (you are arguing with your spouse about two shades of blue), I may be able to stop by your home briefly to help. Or I have this additional hourly rate available if you’ve already hired me for a job and need a few final decisions made. It happens.

Architectural Design Services

Initial FaceTime or Zoom call is no charge, 20-30 minutes, you describe project. Initial time/cost estimate to complete job will be given, and I’ll know soon if I can fit you in.

Design services are generally billed at $150/hour, however you can purchase an intial block of up to 8 hours for $1000 and add on additional blocks and/or hours as needed. Many kitchen cabinet redesigns, for example, can be completed in 8 hours.

Meetings and consultatations with engineers and drafting are billed at a lower rate and often done remotely. Site visitations with contractors for existing projects are also billed at $100/hour.

A typical simple kitchen … could include a site visit and consultation for an hour or two, then a few hours of drafting, then checking back in with client on initial design and to confirm appliances, then an additional three hours of rendering, then an hour reserved to meet with cabinet installer at a later date. I’m available to pick finishes remotely or meet at vendors as well.

A major kitchen remodel … could include a site visit, discussions regarding moving electrical/plumbing/walls, complete redesign of space, drafting plans, permitting, expediting, consultation regarding appliances, meeting at tile stores for backsplash selection, etc.

I typically draft plans in AutoCad 2D, but will consider using other software to create renderings depending on the project.

Major Projects

If you have an interesting project in Portland or Eugene that will result in increased density on your property, I’d love to talk with you about it. Due to my work schedule and educational pursuits, I might not be able to help with the project immediately, but I could help you start exploring. Increased density is my area of interest and I’m currently in a Masters of Architecture program that is focused on so-called “missing middle” housing. I’m less interested in mobile tiny homes (can’t help with that), and am instead interested in garage conversions, ADUs, clustered homes, and converting single-family homes into multi-family spaces.

Are you thinking about this sort of project? Let’s talk!

Other Projects

We have hired Leah Lockwood and her firm for over 20 years in numerous projects – for both business and personal concerns.
Those projects involved original design, painting and use-of-space. Her work at our custom Oregon home earned a feature article with a multi-page spread in the regional design magazine. Her insight on the best use of our meeting room proved to extremely beneficial for ourselves and our clients.
Leah has proven to be highly skilled in design and execution. She has, in our experience, always captured both the mood we sought and exploited the best features of our space.
